Our Community

Exmoor is a European style residential subdivision in The Village of Ottawa Hills, Lucas County, Ohio, and is composed of 49 parcels. It was developed by McGowan & Schroeder in the early 1980s. 
 
Forty-eight parcels are privately owned and have been improved with 47 single-family dwellings, one of which spans two lots  Each house has a unique floor plan and exterior design. The forty-ninth parcel is the largest and consists of 4.1 acres, which the developers named the "Common Area." It consists of natural habitat, decorative masonry walls on the northern and eastern boundaries, and landscaped areas. The Association has the duty to maintain the Common Area.
 
The Exmoor Homeowners' Association is governed by a board of trustees. A law firm that specializes in planned community development law and a property manager assist the board in managing Exmoor. The board has created a Handbook of Rules and Information for your convenience.

The Importance of the Tree Canopy in The Village
Did you know that approximately 9% of Ottawa Hills is forested? Even though this forested area is small when compared to historic conditions, it is still a critical component of the Village's green infrastructure, and contributes to environmental quality, public health, water resource management, and the beautification of the earth's increasingly paved landscape (~14% of Ottawa Hills is impermeable pavement).

In addition to the Village's forested areas, the remainder of our community is also heavily treed.  Our tree canopy is quickly noticed by visitors, and greatly appreciated by those that live here.  The Village spends a significant amount of money each year to maintain trees in public areas, and also plants dozens of trees each fall.  The Village strongly encourages our residents to help maintain tree canopy within their yards as well.

Scientists have begun to understand that canopy cover, an area shaded by vegetation, contributes significantly to cooler and more comfortable communities. Large, established trees block sunlight directly, but also cool the surrounding air through evapotranspiration. Communities that lack adequate canopy cover are called "heat islands" and residents in those locations can incur higher utility bills in the summer, as well as decreased qualities of health, comfort, and well-being. Fortunately, trees provide an effective solution.

Canopy cover also plays a particularly important role in maintaining and improving a community's environmental quality. Trees provide shade that keep streams cool and benefit aquatic species, as well as increased stream bank stabilization, as their underground root networks minimize erosion. Vegetation acts as a natural storm water filter and provides important food and shelter for birds, butterflies and beneficial insects, such as dragonflies that eat mosquitoes.

Native trees and plants are particularly resilient. They have adapted over time to the region's sandy, nutrient poor soils, and fluctuating water levels. They therefore require less watering, fertilizer, and pest control. Consider adding some of these native trees and shrubs to your yard this year!
